BENGALURU | 9 July 2026: Executing a significant expansion of its Bengaluru footprint, ExxonMobil Services and Technology has secured a 2,35,300 sq. ft. office lease in Whitefield, Bengaluru. ExxonMobil’s Global Capability Centre (GCC) will occupy seven floors within the ITPB Inventor building, a Grade-A institutional asset owned by Information Technology Park.
The financial structure of the transaction highlights the company’s continued capability expansion strategy. The enterprise has committed to a total rental outflow of ₹70.3 crore over a three-year lease term, securing immediate access to fully integrated infrastructure. This multi-floor absorption indicates the firm’s requirement for rapid operational capacity to support its digital innovation, engineering, analytics, and shared services teams without waiting for custom-built campuses.

ExxonMobil Services and Technology operates as the dedicated Indian capability arm of the global energy major, supporting engineering excellence, shared business services, and digital innovation initiatives across the enterprise. Prior to this latest expansion, the company renewed a 5.31 lakh sq. ft. lease at Prestige Shantiniketan for five years, reflecting a sustained and growing commitment to Bengaluru’s technology and engineering talent ecosystem.
The Parent Enterprise: ExxonMobil Corporation – Headquartered in Spring, Texas, ExxonMobil Corporation is one of the world’s largest publicly traded energy and petrochemical companies. As the energy industry navigates increasing complexity across traditional hydrocarbons, chemicals, and low-carbon technologies, the company increasingly relies on global capability centres to support advanced engineering, computational modelling, supply chain optimization, and global financial operations.
DECODING THE ITPB DEAL: SPEED AND PREMIUM INFRASTRUCTURE
Unlike fragmented office expansions, the structure of the ITPB lease enables the incoming workforce to operate within a contiguous and integrated environment. By securing the first through fourth floors, along with the sixth, seventh, and eighth floors, ExxonMobil achieves significant operational density within a single location. The strategic parameters of the facility include:
- Immediate Grade-A Capacity: The three-year lease provides immediate access to high-quality infrastructure without the lead times associated with built-to-suit developments.
- Complex Functional Mandate: The facility is expected to support highly specialized talent across engineering, analytics, digital transformation, and enterprise operations that contribute to ExxonMobil’s global business priorities.
- Cost Predictability: The 5% annual escalation structure provides greater visibility into long-term occupancy costs within one of India’s most competitive commercial corridors.
- Ecosystem Connectivity: Operating within International Tech Park Bengaluru (ITPB) provides access to mature infrastructure and improved connectivity through Bengaluru Metro’s Purple Line extension, supporting talent attraction and retention.
